MHL's pricing for Medical Office Building Lease review is $1,500 flat fee.
We review medical office building leases and check for things like: (i) insurance liability coverage provisions, (ii) non-compete or exclusive tenant use provisions, (iii) community association governing documents, (iv) representations and warranties of landlords and tenants, (v) accessibility to office space and securing of patient records, (vi) rent and common area expense escalators and limitations, (vii) provisions for auditing building expenses (vii) termination clauses, (viii) renewal and extension clause, (ix) release, waiver, and (x) indemnity clauses. With this we will provide you with our feedback of what are things to be cautious about and what we would consider deal breakers, along with proposed changes. The $1,500 includes all strategy discussions, all emails, all phone consults, and proposing document changes, but it does not include negotiating with the opposing side. The ability to call and text and discuss things with legal counsel is a must, before signing any contract. Without a grounded and level conversation no strategy is complete.
MHL's Pricing for Negotiating and Revising the Medical Office Building Lease is an additional $2,500 flat fee.
Once you receive our review of your proposed contract, you can then decide if you want to negotiate the contract with the opposing side (landlord) or if you want us to do it. If you want us to do it, we charge an additional $2,500 to do it for you (a total of $4,000).
The choice of how much you want our firm's involvement is up to you. Some find it that it works better for then to negotiate the contracts, while others want us to handle the entire process. Either way you know what your legal fees and costs are when it comes to professional employment contracts. We do this for all healthcare professions, including Dentists, Chiropractors and their medical office leases.
